For my take, Id convert upstairs bonus space and fourth bedroom to the master with en suite, Jack and Jill the bathroom between the other two bedrooms, and make current master upstairs deck, move laundry adjacent deck and new master configuration. Id also flip stairs around (I walking directly into the stairs for a two story home)
